West Seattle homes are still selling fast, but buyers have a little more breathing room than a year ago. The median sale price was about $835,000 over the three months ending August 2026, down 1.8% from the same period last year, and homes typically went under contract in about 11 days.

What's happening in the market

Prices are steady, not falling fast. A 1.8% dip is a small correction, not a crash. West Seattle is holding value better than Seattle as a whole.

Good homes still get competition. About one in three West Seattle homes sold above asking, more than across the city. Move-in-ready homes in walkable areas like the Junction and Admiral still draw multiple offers.
